Of course they came in with a contract that would be best-case for them.

Their initial offer is is almost 10K less than our list price, contingent on the sale of some property they have, and taking possession end of September. Our agent is finding out if they HAVE to sell that property for financing. We won't know that until tomorrow.

And so we wait some more. We plan to counter, but just not sure with what. The price they offered is too low, so that will definitely be countered at a minimum. Not sure we can accept a contingency contract either, as that would affect our own search.

The other couple aren't ready yet - are still looking - but they do like our house.

Broker's Open tomorrow, so that could drum up some interest too.

And so it begins...

Tuesday things, house things

Things that are good concerning our housing situation:

- We have had 3 showings in the past week.

- All have had good feedback.

- Tonight's is resulting in a contract to be submitted by 10 AM tomorrow morning.

Things that are not so good concerning our housing situation:

- The folks who are writing a contract tonight/tomorrow morning don't want to close on the house until late September. We need to be moved in mid August.

Things that could make for an interesting twist:

- Our agent is going to contact the agent who showed the house Sunday, whose clients were seeking pre-approval to see if they might also be ready to make an offer.

Tired of the blow-by-blow yet?

We finally received feedback from Sunday's showing:

"Hi [insert our agent's name here],
I was going to call you today with feedback. VERY NICE HOUSE. Buyers did like it. Getting preapproval right now. Possible interest. Thanks so much! M."

Rob's comment to this was: "Good. Now, WHY THE #(*#_ would someone look at a house without pre-approval?"

I wholeheartedly agree!

But it is still good to hear there is some interest, and that folks really do like the house. Because I like the house too, and the silence has been deafening.

Showing tonight (breathe, Nicole, breathe)

Just got word that we have a showing tonight between 6:15-7:15.

Also was asked to give my final "drop dead" date for my current job; the pastor needs it by the end of the week so that final plans can be made for my replacement.

Why is the song "Pressure" running through my head right now....?

My new purple sweater

My purple sweater

Did a little shopping with The Daughter and The Middle on Saturday and found this sleeveless sweater on the 80% off rack.

I didn't have a lot of time this morning, and this photo is darker than I'd like it to be. Thus, you can't exactly tell that it is purple, and I don't have a decent photo program on my lap top on which to lighten it up a bit.

So, it is what it is. I just didn't want to miss MAMM again this week.

And to add to the stress...

As if it wasn't enough to be moving in 26 days with no real buying prospects in sight - as well as no solid contract on the purchase of another home - wouldn't it be fun to add the theft of our debit card numbers?

Um, yeah.

We realized Rob's number had been compromised sometime last week. We immediately canceled it, and he got a new card on Saturday.

Last night we realized that mine was stolen too.

The only place we both go to and use our debit cards with any regularity is a wholesale club's gas pumps. Our bank told us they have been warned that gas stations are being targeted with some type of skimming software that grabs numbers and creates fraudulent cards.

Oh, and did I mention that Rob used his new card at this same gas station yesterday afternoon, before we realized mine had been stolen also?

Thank God we always used the cards as credit cards and never use our pins, if this is indeed what happened!

(Rob will contact the police today and report our suspicions.)

And thank God we have caught all the fraudulent charges as they are pending and not after they actually took the money from our account.

This week's gotta be better, right?

Feedback from Wednesday's showing

Received this in our market report for the week:

"The house was priced too high. The condition of the home was excellent. There is no further interest.
Liked kitchen and location, but not as large as another home I showed them. Turns out they have credit issues and will not be in position to purchase for some time."

Our agent said in an email this morning that she has no idea why that agent would be showing them homes if they aren't pre-qualified.

Why, indeed?

I asked her about the pricing thing since the last agent who showed it at the higher listing price said it was "priced about right". It is listed at a mere 5% above what we paid for it 3 years ago. That means we will lose money due to cost of sale even if we get the current list price. Hence, I don't think we can go any lower.

Blech.

Some good news is that there aren't as many homes for sale in this price range - the supply has dropped from 6 months to 4 months in the past two weeks. We have scheduled a broker's open house on Thursday and another regular open house next Sunday. And we still have tomorrow's showing at this point.

In my quiet time this morning, one word continually came to mind: wait.

Double blech.
